Mortgage rates in the United States have remained at their lowest level since October 3, 2024. The average top-tier 30-year fixed mortgage rate matched the best levels seen since that date. For the 11th straight business day, mortgage rates have been very close to the levels from the end of the previous day. Over the past week, there has been little change, and mortgage application activity eased last week but not in a statistically significant way. Mortgage rates hit fresh long-term lows yesterday, while mortgage application activity surged last week as the lower rates boosted refinance demand and gave purchase applications a modest lift. The National Association of Home Builders (NAHB) and Wells Fargo Housing Market Index (HMI) dipped one point, indicating continued subdued builder sentiment. The latest Residential Construction report from the Census Bureau showed overall housing starts climbed 5.2% in July to a rate of 1.428 million.
